Who We Are

The Draper Office.

FWT PROPERTIES, LLC is a Utah limited liability company headquartered at 602 E Draper Heights Way, Draper — at the south end of the Salt Lake Valley, positioned between the Salt Lake County and Utah County real estate markets.

The firm runs four divisions from one office: residential property management, commercial property management, real estate appraisal, and escrow, listing, and fiduciary services. An owner can bring one asset — or a mixed portfolio — and get the whole cycle from the same desk.

Property services are a trust business. The firm holds rents and deposits in trust, signs escrow instructions, renders opinions of value, and answers to owners' statements. Every division answers to the same spec rules: measure first, segregate the money, document the duty, report on schedule.

SR-01

Measured First

Every engagement opens with a survey of the asset — units, leases, condition, income, expense. The management plan, the appraisal, the escrow file are drawn from the property itself, not from a template of what a property like it should be.

SR-02

Trust Accounting

Rents, security deposits, reserves, and escrow balances run through segregated trust accounts, reconciled monthly. An owner's money is never the firm's money, and the ledger shows it.

SR-03

Fiduciary Duty

Escrow, listing, and asset-management work runs under fiduciary discipline — confidentiality, loyalty, disclosure, and accounting documented in the file. Where duty and convenience conflict, duty wins.

SR-04

Reported On Schedule

Owners receive statements on a fixed schedule — income, expense, occupancy, delinquency, and maintenance — reconciled to the penny. A report that arrives late is a report that failed.
